										<content:encoded><![CDATA[<p>The sad reality of selling your business, is most people who sell, do so when they are nearing retirement.</p>
<p>The hope that the business is worth enough money to last them the rest of their lives, in most cases that&#8217;s not enough.</p>
<p>Like every major business decision, it needs planning, careful thought, and years and years of execution to maximise the sale value of your business.</p>
<p>Also, it&#8217;s never worth what they think it&#8217;s worth.</p>
<p>It&#8217;s not like property (especially in this current climate) where you put it up for sale and you get 10 people trying to outbid each other &#8211; It just doesn&#8217;t happen.</p>
<p>Your best hope/prayer is that you get someone who hasn&#8217;t got a clue about buying a business, and just accepts the value without extensive due diligence and benchmarking.</p>
<p>When you sell your business, I estimate that 99.9% of sellers don&#8217;t maximise the sale price, based on not having the business &#8220;sale ready&#8221;.</p>
<p>Even if you were selling your home, you would get it &#8216;sale ready&#8217; to get the best price, so why don&#8217;t we with our businesses?</p>

										<content:encoded><![CDATA[<p>Business owners have struggled in many ways since the start of the pandemic. One of these ways has been how to keep their business thriving by effectively communicating with their consumers and general social media following.</p>
<p>Over the last few years, I have been on a mission to increase the awareness of both my personal and corporate brands using social media.</p>
<p>More recently I have launched my own YouTube channel to give online users a more direct line of communication to me.</p>
<p>Here are my key takeaways on using social media effectively:</p>
<ol>
<li>The power of Facebook Ads. These have been an essential part of our overall marketing plan to drive leads into the business. They can be expensive if you get them wrong, so take the time to learn how to use them.</li>
<li>Creating a specific Facebook group for Estate &amp; Letting agents dedicated to improving and growing their business, has been an excellent way to network with like-minded people.</li>
<li>I have used Instagram to help build my personal brand and I am putting content out daily. Whilst I do not believe in flooding people’s social media feed (this can switch users off), I do think it is important to be posting things out regularly, either daily or on fixed days so your following knows when you post.</li>
<li>Consider which platforms you are using. Instagram is the best for more visual based content but if you are just wanting to put out short, straight to the point comments, then Twitter is better for that.</li>
</ol>

										<content:encoded><![CDATA[<p>One thing I have learned in business, and I suppose in life in general, is that you don&#8217;t suddenly get the answer to being a success.</p>
<p>In fact, I would go as far as saying that business is simple in that all you must do is be consistent to beat around 75% of everyone else, that&#8217;s it!</p>
<p>Just turn up every day and you are already ahead of most other people. Most people give up when things don&#8217;t go their way. They just stop as it got too tough or frustrating.</p>
<p>When I used to train, we would see it all the time. People come into the gym, train for a few weeks, then fight camp came and when we stepped up sparring or training, they crumbled and left.</p>
<p>People talk a good game but very few go through with it.</p>
<p>No shame in that, it is what it is!</p>
<p>Then it&#8217;s about small marginal gains, those little improvements, that will get you ahead of 24%, then that leaves 1%-ish that are all hanging around at the top.</p>
<p>The best people in any industry/walk of life know that even the smallest thing makes the biggest difference, i.e., getting up that early extra hour, delegating a couple of actions, hiring slightly too early just so you have more time etc.</p>
<p>So, what separates those from the rest, other than showing up and small gains?</p>
<p>They have the unbreakable mindset that they won’t be beat.</p>
<p>I saw Adam Peaty win Gold for Team GB at the Olympics and listened to his interview. Even though he was a swimmer he spoke about &#8220;fighting his opponent&#8221;. Looking at it as they are trying to take food off the table. Very interesting to listen to.</p>
<p>They have the total winner mindset, total dedication to their cause and won’t take a step back.</p>
<p>That doesn&#8217;t suit everyone and again, it&#8217;s not a criticism, if people don&#8217;t want to be No 1, it&#8217;s not for everyone, I get it. However, that’s what it takes to be No 1 at your chosen discipline.</p>
